  1. What kind of pets do you allow? Do you permit exotic pets?
    Dogs (breed restricted), cats, birds, and fish. We do not permit exotic pets.

  3. Are there any deposits, special fees, or monthly charges to have a pet?
    $150 pet fee and $150 pet deposit if the pet is over 50 lbs.
  4. What must I bring with me to tour an apartment?
    Government issued photo ID.
  5. What are your fees and monthly charges?
    $40-$45 application fee, and $75 processing fee.
  6. What are the income and credit qualifications?
    Income must be 3 times the monthly rent. Credit check and criminal background are performed. Current and Previous Rental History are checked.
  7. What is acceptable “proof of income” to sign a lease?
    Last three concurrent paycheck stubs, and/or bank statements and income tax returns.
  8. What happens if I qualify for an apartment, but my roommate does not?
    All responsible parties must qualify.
  9. Is my security deposit totally refundable?
    Yes.
  10. If I get a job transfer, can I break the lease?
    No.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, with additional fees.
  12. What utilities are included in my lease?
    Trash.
  13. How long is the term of the lease?
    6 – 12 months.
  14. Do you accept leases for short terms?
    Yes, if available.
  15. Am I required to have renters insurance?
    No, but it is recommended.
  16. Do you offer furnished apartments?
    No.
  17. Do you offer corporate apartments?
    No.
  18. If something needs to be repaired in my apartment, how do I report it?
    Call the office, write it down and drop it by the office or come by the management office.
  19. When is my rent payment due?
    1st of the month.
  20. What day of the month am I liable for a late charge?
    4th of the month.
  21. Will you accept electronic payments from my bank?
    Not at this time.
  22. Is there a place where I can pay my rent after office hours?
    Yes, a night drop at the management office.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    7 days.
  24. Do you have reserved parking?
    Yes, for an additional fee.
  25. I have a motorcycle, where can I park it?
    In a regular parking space, or reserved parking space.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes.
  27. Can I install my satellite dish at my apartment?
    Yes, with an additional deposit and proof of renter’s insurance. Installation should be pre-approved with management as to placement of dish.
  28. Do you have cable services?
    Yes, but it is paid by resident.
  29. Does the property have a fitness center?
    Yes.
  30. Does the property have a swimming pool?
    Yes.
  31. Does the property offer on-site recycling?
    Not at this time.
  32. Are gas grills permitted at your property?
    No.
  33. Is there any additional storage space available at your property?
    No.
  34. Are residents permitted to paint their apartment?
    Yes. However, colors must be approved and a fee paid to put it back to its original color.
  35. Will you accept my delivery packages for me?
    Yes.
  36. Do you have a list of Preferred Employers?
    Pantex, Bell Helicopter, AISD, Law Enforcement and Military.
  37. Where do I register to Vote?
    Randall County.
  38. How is your property different from the competition?
